As a professional ‘temporary construction consultant’ i support the client for the duration of a project, undertaking tasks that can be delegated. My experience and competence protect the client from unpleasant surprises.During phase zero – that is, before the start of planning – i establish a project strategy customized to situation. I clarify important issues such as the type of project organization, whether to use individual contract awards or a general contractor, sustainability principles to be applied, and functional, architectural and economic aspirations for the project. When project controlling is commissioned, the client is intimately involved in project management. The client can call on professional support for monitoring throughout the process or continuous controlling of schedules and costs, and, in some cases, quality too. Project control services offer the client the benefit both of professional support in key areas such as schedule, costs and quality as well as in organization, with the client retaining the project management role. In the case of project management, i assume the client’s managerial role with regard to project participants. Generally, the client transfers all of the client’s delegable functions. This approach is mostly used for more complex projects or by client who do not have the necessary management know-how or sufficient capacity. An increasing number of clients only want one contact person across all phases of the project. They see this ‘one-stop shopping’ principle not as a conflict of interests, but as providing the benefit of clear responsibility in a way that avoids interfaces and increases quality. These requirements are met by general construction management through the early involvement of all specialist planners – and possibly even the architect. The general construction manager (GCM) undertakes all general technology planning from the initial concept to execution planning either by the GCM or by a cooperation partner with the GCM bearing responsibility. This management model requires a high level of mutual trust.
